Why should I use an Exclusive Buyer's Agent?
An Exclusive Buyer's Agent never represents sellers or takes listings, so as a Buyer, you receive 100% loyalty, 100% of the time. There is never any chance that a conflict will arise between Buyer's and Seller's interests since I only represent the Buyer. You can rely on the fact that I will be able to represent your Buyer interest to the fullest extent, especially through the negotiation process.
How does an Exclusive Buyer's Agent get paid?
An Exclusive Buyer's Agent is usually paid the same way all other agents are paid, out of the funds at closing. Although commissions are deducted from the Seller's proceeds at closing, it's the Buyer's money brought to closing that pays all of the Seller's costs, so even though it doesn't show up on your closing statement, it's still your money. Why not demand the level of service you're already paying for? All I ask in return for my loyalty and professional service is that you, as the Buyer, protect my fee. Is a Buyer better off searching for a home on their own instead of using an agent?
It is a common misconception that if you use a Realtor, she is only interested in showing her own listings. Since I don't take listings, this is never an issue. I am a professional Realtor and your needs always come first. I take great pride in searching every available property in the area you want to live and showing you everything that fits your needs, including FSBO and unlisted properties. This saves you time and legwork.
Why do you ask that I sign a Buyer Agency Agreement?
When we both sign a Buyer Agency Agreement, there are no misunderstandings about what is expected of both parties.
What if I have a home to sell in order to buy?
Because I am familiar with most of the real estate agents in the metropolitan area, I have an extensive referral system and can refer your listing to the agent who has the most expertise in your market area and who will be a good fit personally. I can then coordinate closing dates and keep track of the total transaction for you so you don't have to worry about the details.
